LDD’s package involves the strip out of the glazed meeting rooms, plasterboard partitions, tea points, screed on all floors, ceilings, carpets, high level services and low-level services.
Key factors include logistical issues, ensuring zero disruption to active office areas and ensuring we meet the standards required to obtain BREEAM.
Our TSM worked alongside ISG and CBRE to ensure that all services were isolated before strip out commences. This was complicated in that some services fed different floors and certain services needed to remain live for safety reasons. As we worked operatives were removing services from live cable trays and removing only what was needed. The TSM gave us a 1m daylight break from risers so that the operatives only worked away from a cut end.
All noisy works were carried out in out of office hours times to minimize and disruption to CS staff.
The phases were split as follows, level 14 MER phase 1, 3, 4, 2 phase 2, levels 7, 5, 6, phase 3 and all other floors phase 4.
The nature of our works meant that vast quantities of waste material were produced. Materials were strictly segregated on each floor and removed to waiting skips containers.
Of all material not fully recycled elsewhere, we were able to achieve a rate of 95% diversion from landfill.
